Plenty of homes in the older parts of Pasadena, South Houston, and Galena Park were built on pier & beam foundations before slab-on-grade became standard. These houses sit on piers and beams with a crawl space beneath the floor, which makes them easier to adjust — and also means moisture, rot, and settled piers are the usual culprits behind bouncy or sloping floors.
We work on residential pier & beam homes only, and we go under the house rather than diagnosing from the living room.
What goes wrong under a pier & beam house
Most problems fall into a few recognizable categories.
- Interior piers that have settled, cracked, or lost their shims
- Beams and joists with moisture damage, rot, or insect damage
- Spans that are too long for the floor loads, causing bounce
- Crawl space moisture from poor grading or standing water
- Original piers set on shallow footings that were never adequate
- Additions supported differently than the original structure
Our pier & beam repair work
We add or rebuild support piers on proper footings, replace damaged beams and joists, install new shims to bring the floor framing back to level, and add support points where spans are excessive. Where crawl space moisture is part of the problem, we address grading and ventilation so the new wood is not fighting the same conditions.
Floors are leveled gradually with the same care we use on slab lifts, watching how walls, trim, and doors respond.
Slab vs. pier & beam: what homeowners should know
Pier & beam homes are generally easier and less disruptive to adjust, and access for plumbing repairs is far better. Slab homes have fewer moisture and pest concerns but require deeper support systems when they settle. Neither is inherently better — what matters is that the repair approach matches the construction type. A company that offers only one method will tend to recommend only that method.
