What we inspect in the crawl space
A crawl space inspection is hands-on and documented with photos you can see.
- Condition and plumb of every accessible support pier
- Beam and joist condition, including moisture readings where relevant
- Shim condition and whether supports are actually bearing load
- Standing water, damp soil, and vapor barrier condition
- Ventilation and how outside grading affects the space
- Evidence of plumbing leaks that keep the soil wet
Support and stabilization work
We install additional piers on proper footings to shorten excessive spans, replace or sister damaged joists, add blocking where framing has shifted, and re-shim to bring the floor back to a consistent plane. The result is a floor that feels solid rather than one that has simply been patched from above.
Moisture control belongs in the same plan
Gulf Coast humidity plus a damp crawl space is how good framing goes bad. Correcting exterior drainage so water stops migrating under the house, clearing blocked vents, and repairing a vapor barrier protects the structural work you just paid for.
