A good inspection is the whole basis of a good repair. Ours takes time: we measure, we look outside, we look under the house when there is a crawl space, and we explain what we found in terms you can repeat to your spouse or your insurance agent.
Sometimes the result is a repair proposal. Sometimes it is 'your house is fine, fix that downspout and call us in two years.' Both are useful answers, and homeowners deserve to hear the second one when it is true.
What the inspection includes
- Interior elevation readings throughout the home to map the floor
- Documentation of interior cracks, door and window operation, and floor slope
- Exterior review of brick, mortar joints, the slab edge, and visible movement
- Drainage and grading evaluation around the entire perimeter
- Crawl space review on pier & beam homes where access allows
- Notes on possible under-slab plumbing concerns worth testing
- Photos and a written scope with support point count and pricing
