Southeast Texas gets intense rain in short bursts, then long dry stretches. That swing is exactly what expansive clay hates. A home with good grading, working gutters, and water carried away from the slab sees far less seasonal movement than the identical house next door with a flower bed holding water against the brick.
Drainage work is not glamorous, but on many Pasadena homes it is the single highest-value improvement — both for houses that have already been repaired and for houses showing early warning signs.
What we look at during a drainage evaluation
The walk-around is quick, and the findings are usually obvious once pointed out.
- Slope of the soil for the first several feet away from the slab
- Downspout discharge points and whether water reaches the foundation
- Flower beds, borders, and mulch that trap water against the brick
- A/C condensate lines and irrigation heads spraying the perimeter
- Low spots in the yard that hold standing water after a storm
- Patio and driveway slabs that drain back toward the house
Corrections that actually work
We recommend the simplest fix that solves the problem: re-grading soil to a positive slope, extending downspouts well past the foundation, installing surface drains or catch basins in low areas, adding French drains where subsurface water collects, and adjusting beds and irrigation so the perimeter moisture stays even.
Even moisture is the objective. Clay that stays consistently damp — not soaked, not baked — moves the least.
Drainage plus repair
When we install piers, we talk about drainage in the same visit. Supports carry the structure; drainage reduces how hard the soil pushes and pulls on everything that is not supported. Doing both is how homeowners avoid calling a foundation company again in five years.
